Creative Financing on this property and others that we have is done using a Quit Claim Deed, Common Contract For Deed, Land Contract, Lease Option or Rent To Own (depending on the property and your financial situation).

The down payment and monthly payments cover principal and interest over a 1 to 30 year term.

Creative financing allows buyers to own a home for low monthly payments that are generally lower than rent. This process also helps our buyers gain possession of the property faster and without the need for perfect credit.

Please note the seller finance price is always higher than the discounted cash price.

In order to qualify for this home, you must:

  • Make a combined net income of at least $1,800 per month. (Some homes require a higher monthly income).
  • Have secure employment, job stability, but some bruised credit is OK.
  • Have the ability to make repairs to the house.

Property is sold in "as-is" condition.  Some Properties are in move in condition and some will need some work and repairs. The price for this home take into account either scenario and reflects any work needed.  As always, any work needed will be your responsibility if you are the buyer.

  • Are the sellers flexible on payment amounts?
    • Yes... Payments are dependent upon the amount of sale price and the downpayment. If you negotiate a lower sale price or pay a larger down payment then your monthly payment will be lower
  • Are the sellers flexible on price?
    • Yes... If you are able to pay cash then your price is much lower than seller finance or rent to own. However, if you are doing seller fnance then your down payment, the length of the financing and your credit score will give you greater leverage on pricing discussions.
  • How can I get in to see the property?
    • You can call or email the seller and they will schedule you for a walk-through… Usually within 1-3 days.
    • To get the seller’s contact information you can drive by the property now that you have the address and there may be a sign posted with the seller’s information. Unfortunately, Many times other potential buyers remove the signs and seller contact information from the property because they don’t want someone else getting the property before they are able to buy.
    • If you want to avoid all the additional running around and wasting time going over to the property just to come up empty handed, you can contact our partner site to get all the sellers private contact information. This would allow you immediately contact the seller, from where you are now, to set up a viewing or to place an offer (formal or verbal) so that you'll have the greatest chance of buying the property.
